2828 Clinton is composed of two distinct buildings knitted into the fabric of the neighborhood.
The project has been designed to transition across the site, responding to the context and range of immediate neighbors. It will create unique spaces adjacent to the Ohio City Firehouse and an ADA entrance and private terrace for Malachi House. It will also balance vehicular access with the neighborhood pedestrian quality (2/3rds of vehicle parking is accessed from W. 28th). The project has a total of 212 units with 223 parking spaces provided in an underground garage.
Hanover House is named as a nod to the former name of West 28th St, which was Hanover Street. Hanover House will be a 6-story building fronting Church Avenue and West 28th St. The sixth floor is set back from the street. There are 118 units proposed in the Hanover House building.
Clinton House is named as a nod to Clinton Avenue and Malachi House next door. Clinton House will be a 5-floor building with walkup units on Clinton Avenue and West 29th St. The 5th floor is set back from the street. There are 94 units proposed in the Clinton House building.
Currently, the old Cleveland Vibrator manufacturing building is on the site. This building will be demolished.
The current zoning is for Local Retail Business, with a 60-foot height limit, or up to 90 feet with additional setbacks.
